Historic Roxboro House

Daniel J. Keating was engaged my Philadelphia University, now Jefferson University to renovate, rehabilitate and modernize the Historic Roxboro House.  Keating completely gutted the structure to bare structure and did “outside-in” construction. We stripped the deteriorated existing wood siding from the exterior while leaving the historic interior plaster walls, added all new infrastructure from the exterior, and new custom made mahogany siding to match the original historic siding.  In addition, we completely reframed the structure of the building as required from the outside, added all new roof framing and insulated the roof areas and installed one of the only all copper soldered roofs in the Delaware valley.  The design also included all new custom made mahogany windows with historic glass to replicate the original windows. All new HVAC systems were installed with six zones and DDC temperature controls to maintain temperature and humidity levels; all new electrical and data systems and new sprinkler systems were added to provide state of the art classroom space in a historic setting.  Historic shutters and hardware were also included in the project.

Overall Cost / $3,500,000
Owner / Jefferson University
Architect / Preservation Design Partnership
Project Status / Completed in 2014

Finally, the original historic cornice made by a Philadelphia boat building company 200 years ago was replicated to provide exact historic duplication for this most prominent noted design feature of the house. We included a 10 foot piece of the original cornice restored in the final design to maintain as much of the historic fabric as possible.
